I'll review your home/property with you... we'll cover lots of ideas
and I'll answer all your questions.  I can tell you about how your property
may be worth more by subdividing the land into multiple parcels.

I'll give you my first impression of your house, property, and any
facilities or out buildings you may have.  We will cover any areas
that need attention and I'll give you my suggestions.  I'll show you
what properties are competing with you and how they are priced.

I'll explain all your options on listing, my flexible commission structure,
staging your home to show well, how to handle offers, and getting it sold.

I'll show you some of the biggest mistakes other agents make on pricing...  and how to be sure to avoid them!  I'll market your home in various media including MLS(multiple listing service), websites that are horse related, agent exchange programs, email programs to other agents nationwide and thousands of residential ranch websites!

Look at just a small portion of the websites your home will appear! In addition, I have other sites that promote ranch properties, and luxury homes on acreage.  I often visit feed stores and talk up listings I have, searching for Buyers.

      

With all the advertising, you'll need "open house" days... I'll handle that,
provide all the signs etc, and bring in the buyers! In addition, you can utilize
my materials and hold your house whenever you want to as well...
You help me, you save big on commissions!

I'll review all offers, handle the counter offers, and assist you with securing
an executed purchase contract.

You'll receive an "estimated cost sheet" showing you the various costs to sell
your house and how much you will actually net from the sale after all
expenses are paid. You'll have property taxes to pay, some title insurance costs, etc)

I'll keep you posted of timelines that you need to be aware of as the sale progresses.

I'll send the legal "cure" notices to the Buyer if they are failing to meet their deadlines.

I'll continue to take backup offers on your house in case the initial Buyer fails to secure financing or
otherwise fails to complete the closing transaction of the house.

I'll assist you when inspections are scheduled and review the BINSR (Buyers Inspection Notice and Sellers Response)

I'll keep track that escrow is handling all the monies, title reports, title insurance, etc.

Often a property gets overgrown, and the owners don't realize that, because it happened slowly over many years.

If that's the case, I'll ask you rent a Case 580 machine, about $400 for a day, delivered, and I'll run the machine and freshen up the drive, or remove any dead trees etc. that need to go...  I'm not one to just list your property and wait for a Buyer, I make things happen!  To the left I am digging up a footer for a wall we removed to open up the yard.  It really made a huge difference!
